Listings are only one way to get deals, Network with everyone and realtors as well, I had to go through many but I have a realtor that had 3 off market deals that I was able to pick up. You can also get lists and call, call, call. The key here is you have to be a master at talking on the phone and a great negotiator. Ask yourself how can I be different than all the other investors and wholesalers that have called this lead.

When I was wholesaling I would give rehab costs and ARV but let them know they are estimates and should do their own due diligence. If I didn't do that every investor that called asked me rehab cost and ARV. On the flip side as an investor I like to see rehab numbers and ARV (knowing their probably jacked up a bit) but it would help me figure out if it was even worth looking into.

Network, there are a lot of people out there with money. Just be careful of scammers anyone looking for upfront fees is a big giveaway

I am in NJ as well, very expensive (I just wholesaled a 2 family with fire damage in jersey City for 600k) One of my clients got me into the TN market, I have a few single family rentals there, all purchased under 100k
