I am a Chicago Investor and my primary investment strategy is the BRRR Strategy with a few flips mixed in. I am looking to venture into the Nashville Short Term Rental space. How has the market been treating everyone? Any tips for someone expanding in the area?

Speaking from experience as someone that has investment properties and has them sheltered under a series LLC. The additional paperwork is more than worth the protection the series LLC provides. Yes, maybe filing taxes yourself might be a little more difficult, or using a tax professional might cost a little bit more but a little more time or a few extra dollars every year to prevent a total collapse of your portfolio is more than worth it in my eyes. A tiny price to pay to hedge your investments.

Welcome to the community, I agree with Paul in regards to educating yourself first. BP has a lot of great information to offer. Take full advantage of the books, podcasts, member discussions, and ask a ton of questions. After that, put that offer back out there.

Like many said before me I would just chalk this one up to the cost of doing business and move on. You have the tenant out of your building and can start fresh with your own handpicked tenant and hopefully a new leasing agreement.
