I have a similar opinion to a few of the other posters. Remove the front bushes between the street and the house. The house could really use some color, so painting door, trim, and probably adding shutters as well. The property looks well cared for, but there is not anything that grabs your eye and makes the exterior memorable.

Hi Patrick, this is actually my first time hearing about the program. I'm assuming that it will find comparables for for recently renovated properties.  I'm very curious myself to hear if anyone has used it before and their thoughts on it.

Hello All, I'm a rookie investor in Chicago focusing at this point on fix and flip SFH's. First off I've been on BP for about a month and a half, and have so far found the information and the tools invaluable. With that said I have a couple of deals lined up and I'm looking for advice or tip in finding reliable contractors and trades. Any advice is greatly appreciated.

Hey Mike,

Welcome to BP. So do you have an idea in what type of REI that you're looking to do?

Brandon great job! So out of 6250 in positive cash flow what percentage is going towards returns for your investors?
