@Thomas Wright. Echoing some of the other comments. Suggest you get an experienced partner who knows the space. You’ll learn and get a piece of the pie. Then you’ll be in a stronger position for the next deal to take a larger piece.

I’d lock in the 7 year rate and if it was better for me, pay it early

@Charles Chester. If you can build a warehouse on the property it could be very marketable to an end user receiving a lot of bulk rail car shipments

@John Mckee. I haven’t signed an exclusive but you can. I’ve built relationships- so brokers call me if something new fits my needs which I’ve laid out clearly. I still look myself though (no shortcuts).

@Ethan Bruland. A few more thoughts. you need to understand the market rental rate and ease to rent or sell the property if the tenant leaves. Also the environmental needs to be checked very carefully prior to purchase.

@Ethan Bruland. It sounds like a reasonable deal. tenants needs change so you need to accept that and build up reserves so you are set to deal with a potential vacancy down the road.

@Jeff Rogers is the land approved and “shovel ready” or does just have some rough sketches. Very big difference. Getting all the town / city approvals needed to build is a long process and building costs are very high today. A lot of variables such as property terrain and distance to get utilities on site. If this is your first industrial deal I suggest you buy a building and then “grow” from there. Or buy a building with some extra land on it that you can add onto later. These both minimize risk and unknowns
