@Justin Mathews. I’m concerned about you having enough capital to comfortably see this through if the lease up takes longer than anticipated. So I’d suggest you hold off on the roof until you have a lease signed. I’ve nursed along warehouse roofs with regular patching and while roofers prefer to do the big job they’ll work with you if you explain your plans.

@Glenn Hoffman I’m using Stessa and having issues with the bank feed - it tends to stop working every few weeks with one particular bank I use but not the other. It’s annoying and defeats its purpose for me. A minor annoyance is they won’t let you customize the income/expense category names for better tracking. I’m considering other options now.

@Uzma Abdullah You should consider

A. - how good is the location? -

B. if they don’t renew what’s the likelihood and ease to rent it?

C. Compare the rent you are receiving versus the current market - is it under, at, or over market? This will indicate potential upside or risk if they do not renew.

@Dan Wallace. Get the previous phase 1 and see if the same enviro company can update it quickly for you for a reasonable fee. I wouldn’t rely on an old one alone.

@Latroy Boseman. . Very rare I’ve seen sellers who would consider financing. typically want all cash for their next deal or to slow down into retirement with a nice nest egg. The only time I’ve seen possible seller finance is if it’s a problematic property where the seller is pretty eager to sell. For example a deal where a bank won’t touch it.

@Karisa M. Check if cellular is allowed in your area. In some states it’s the prefered way to go as you need only one cellular connection vs 2 land lines.
