The right way is to wait until you can legally afford to do what you want to do, or go play in the stocks and go on margin and lose your butt with no house to walk away from. -- Dawn

... and from my experience lately, make sure you scrutinize your estimated seller's proceeds HUD, we had a mickey mouse club situation where escrow was not following contract and was having seller pay for home warranty, and other misc fees which we did not agree too, it's like they were modifying our contract to their little heart's content! Needless to say, we will not use them again... you shouldn't have to correct title/escrow on the obvious in my opinion. -- Dawn

I understand those facts, I have not done residential landlording in almost a decade, I did take a course in LA in 2004 on Residential Rental Management, but use it or lose it is my memory mantra, did not use the info, so it is distant in my recall, even so, if I remember correctly... if a landlord cannot rememdy the heat or water issue and there is not anything to the contrare in the rental agreement, the landlord would be responsible to house the tenant until the heat and or water situation is cured. I could be wrong. Not a lawyer. -- Dawn

Anything is possible within the right circumstances. You may get lucky with an owner carry, I've seen a few postings here where an owner was willing to carry a note... the best thing to do is ASK, the worse that they can reply is no, and you never know, you might get lucky with a yes! Maybe your son should invest in a dog?
I ended up with a stray puppy a couple years ago and although we live in a very nice neighborhood, crime has wheels. I'm so happy to have the little hound bark everytime a stranger approaches our place. -- Dawn

Hopefully they are making it harder than they use to. Everyone was doing loans aiding in the crash of our RE Market, no accountability, just put a sign on the door and start lending apps on RE Assets, real crazy approach. -- Dawn
At a bare minimum, I suggest a RE license and then courses in finance, so that you can protect the public with educated advice.

From my personal experience, I believe how you feel as an individual about any particular "guru" is subjective from many angles, in part is your personality, experience, investing goals, funds available, etc., I've done a lot of reading, attending seminars, investor groups etc., and I always make the most out of my time... I can always walk away with something new, even if it is just a new contact with a like-minded individual. It is disappointing and a shame to see this particular "guru" harassed and badgered like this on BP, I have seen other "gurus" here who I would (from personal experience) group with Alexis. To comment briefly about a negative experience is one thing, but to go on and on is another. It is good if "gurus" police one another, it is up to us, the consumer to do our own research. This lady has some good insights, I do not agree with everything she does, says, promotes, etc., but let's at least have some common decency here? Maybe it's just me, but I am disappointed to see so much bashing. -- Dawn
