tenant needs oven
Tenant called me last night and said oven doesnt work. Make a long story short it needs to be replaced. I bought a new one, it can't believe delivered until Monday. She is complaining about the delivery date - do I have to provide her with anything? The burners all still work but she just can's use the oven.

Tell her you've purchased the oven and when the delivery will be made. That's the best you can do.
In my lease, I say the appliances are provided for their convenience, and I will removed them on request. Realistically, I'd replace (or fix, there's nothing to ovens) an oven. But its not as if you can get one there instantaneously. Sheesh. The burners work.
