Dev Horn. Hey thanks for the reply. So heres the scoop.
I did ring the doorbell twice and no one came to the door. I went across the street to ask around about the occupants of the property and the neighbor told me that it was a very elderly couple so im assuming that they either did not hear the doorbell or that they were not capable of coming to the door. I wish that I had had an in person contact so I could have found out a way to get to help them quicker.
have you ever had to deal with very elderly people and how were you able to reach them effectively?

Arthur Garcia, Thanks for the reply. I do like how you said to incorporate the target seller's name in the letter instead of just at the beginning in order to build a comfortable atmosphere within the letter. I also like how you stated to add the number before the closing part of the letter in order to make the reader more apt to call. Through and through im going to use that template to the same target with some only a few different wording if that letter hasn't been replied to.

Hey BiggerPockets,
Just dropped off my first yellow letter today. I came across this property through a person that I am currently mentoring for. The house is very run-down from the outside (overgrown everything, two non-functioning vehicles in the driveway, rotten wooden windows) but when I peeped in the windows the inside is quite immaculate. It is in a very good neighborhood. I found out from the neighbors that the house belongs to an old couple (70 yrs +) and I directed the letter in a very helping manner in order to draw a response.
I used a Yellow Legal Pad with a blue magic marker, that I tucked in a very thin white envelope with the owners first name addressed on the front.
The letter in summation:
Dear ****,
I came across your home while driving through the area. It appears to need a little TLC from the outside which drew me to it. My colleagues and I buy houses that are older that have character, and I feel that your house fits that description. We are in the business of helping people and I'd be glad to help solve your property problems. Feel free to give me a call at ***-***-****.
P.S. If anything please call me about how you acquired that Corvette ******** in your driveway, my grandfather used to drive a similar one and I'd like to hear your story on it.

Open to critiques on if this is how YOU would address a direct mail piece to garner a phone call from an older couple that appears to be have a property in dire need of repair

Jerry Kisasonak, gotcha. I'm just seeing what seems to have worked for everybody. I didn't know if you've had a technique that has had a better response rate, or that seems to work for your area.
Jerry Puckett. Thanks for the reply as well. I like your formulaic approach to finding your target market. Do you gather this criteria from a database company or another source, or are these criteria that you screen for when you get callers to call in on your ads/signs.

Dawn A. thanks for the reply. I just read a biggerpockets blog post that one member used to cold-email "for-rent" postings on craigslist to find out whether some of those ma & pa landlords had any properties they wanted to get out of.

Hey All.
I haven't found a very comprehensive thread on how people market to find Subject-to deals in their cities. I think it would great to start one, or if one already exists that I have happened to skip over please direct me to it.
So lets share how all you smart folks market to find Subject2 deals, because I hear about structuring the deal but not the "how I found it" part.
-Direct Mail campaigns.

- Newspaper/Digest Ads
- Craigslist-ing tired landlords
