@Jerry K. Ok so here is my theory. Finding those delinquent on taxes and coming to them offering to purchase their home at a discount of the equity in the house and minus the back taxes. Essentially I'd like to help them get some money out of their sale while also helping me pick up a house at a discount or "creatively" and using it as a rental and or rehab project. I do not know if that helps give you a good idea but I'd like to know if it's possible to acquire properties by negotiating seller to sell before it goes to foreclosure.

I have been on that site multiple times but have never seen this data. If there's any way I can help you out let me know. I'm a CRE broker with quite a few connections down here.

Now the burning question is. Now I've got the "ingredients" how do I utilize this information to make my ingredients into some serious "dough."

@Joel Owens You Da Man. I appreciate the reply. I am certainly a proponent of leveraging other people's knowledge and time so taking an attorney out to lunch to get a more in-depth look at how this is a viable source of income.

It has to deal with getting Off-listings. As a budding CRE broker, i'd like to hear your method on how you got that off-listing with the $0.34 mailer that netted you about $30,000. I'm a fan of finding deals unconventionally and I think a lot of people would benefit from your response.

Is there a difference between Delinquent taxes and Tax Liens?

I was wondering where I could pick up a list in my county for parcels that are delinquent (owe back taxes), but the property yet has gone through the auction process.

I am by no means an expert on the subject so I apologize if I have misstated anything above.

@WILLIAM T. I'm more interested in hearing others approach in their criteria and their methods as Im not trying to re-invent the wheel but to emulate another successful broker/investors model.

I know that @joel owens mentioned this technique under the "best deal you've done under$10K" thread and I just wanted to allow some space to expand on how to find off-market Multifamily and small office buildings to send mailers to, to get the listing.

Joel had mentioned as follows "Well for me some of my revenues are off of listings. I sold an apartment building one time and made over 30k from a .34 stamp which landed me the listing !

If you are not an agent or broker then you do not have this angle but it can be a good one."

As a commercial real estate broker myself, I think it'd be interesting to hear the step-by-step method to source these listings and ramp up my business. Anyone that has source off-market commercial deals using mailers please chime in. My market is Charlotte, NC: it is a piping hot market this year too.

1. How to build a list of properties to mail to

2. How to determine what criteria makes a property a good candidate to mail to to solicit the listing

3. Mail pieces and marketing approach.

Hopes this helps not only some brokers but RE investors too.

Hey All,

I've but together a quick and dirty excel model to help those that are going out and acquiring properties to rehab and retail/resell to investors and rehabbing and renting out. I have an analysis of each exit strategy. Rehab and Sell. and Rehab and Refi into a longer term loan to rent out.

I was wondering if there were any excel and real estate investment experts that would be able to help add to this model to make it more robust or at least tell me if the formulas set up inside the model are accurate.

**Especially with regards to the Hard Money/Private money calculator tab.

I hope this helps out with people that are looking to use the rehab & refi model in their investment business as it leaves a ton of equity in the deal and great cash flow numbers.

IF you're interested in helping out I'm not too positive on how to add files here to bigger pockets so I may have to share the file through Google Drive unless you all are able to help direct me to how to upload it here.

I like where @Dave Lamattina is taking this thread. Also Hats off to @Sam Craven for gracing this thread before his newfound Celebrity on one of the latest podcasts. I am going to take a lot of this information and put it into effect.

Sam as a side note, is there a way that one needs to go about getting this microsoft database through means of building a relationship with the tax assesors office or is this saleable information that is offered to the public upon request?
