No parking pass needed. Use lot # 5. You will see a building called ATEC to the right of that CAR bldg. then to the right of that is the Bankier library (set back to the right). Easiest way in is a path between the hedges adjacent to a "blue light" which is next to a little glass bus stop along the disability row of parking of lot #5.

Great Job!  I have been looking in the "Rowan" area for a bit. I have 1 year to pull the trigger on a property as I want my sibling to be able to live where she can work, learn to manage R/E,  be in a location that is in close proximity to the university where she plans on attending her 3rd and 4th years of higher eucation. Could you pm your realtor name to me if you were satisfied with how he/she handled your transaction?

I aplaud this post. There has been huge consolidation in this industry in NJ. I would suggest shopping title insurance companies. Most avg. newbies "settle" on whom the attorney or R/E agent recomends. Huge mistake! I save a bundle using one in central NJ (withholding name at this moment). Some fees in title are regulatory and all the same across the board between the title companies others are not. (I have observed this by experience and investigating the titile Ins industry). Just like car insurance you will find varying prices along with different levels of service. I would suggest calling as many as you can to learn the lingo and you will then learn the "right" questions to ask. If a agency has bad marks and many claims against it they are charged a higher rate by Title insurance companies which is passed on to you. If they are legit and stay away from bad attorneys you can fair with a lower fee.  Lastly, If you do many deals with the same firm quite often you get lower rates and more importantly better service. Count me in. If you check a post about a month ago (not sure whom posted it) on an attempt to get Jersey shore people together there is a list of about a dozen people. You might want to seek it out and contact those BPers. I would also be willing to assist you in any way to make this and future get togethers a reality. I have noticed 2 common themes in NJ REI get togethers that are a bit annoying. Marketing/soliciting by the same old same olds and there not being "agendas and or topics planned". It might be a good idea to keep this meeting informal but advise those coming to bring a "to do and or would like list" so they can be set up at future get togethers.

Ikes !!!  Be careful of accusations. Everyone is innocent until proven guilty. I had been accused of a robbery when I was 20 years old. Turned out to be owners son whom was a drug addict. Caused me and my family great misery. Should have sued my ex employer for defamation and alike. Today I would!   Oh, and I would take that award check to the bank!

Thank you for your insight. I have run the title report and I am fully aware of all the liens. I have a owner/seller that is willing to work with me. There is only 1 mortgage on the property and yes there are liens but they are relatively minor. That said the home is really a wreck (30 yrs as a rehabber/contractor/investor I am). I am a heavy contractor and most rehabbers would not touch this home in my area as the cost/numbers for most investors would not work. The value for me is that I can combine this property with others I have adjacent to it to create a large parcel that has a much greater value.

I appreciate the "qualified" agent suggestion but if you don't mind what does a Realtor actually have the ability to do that I cannot... or let me say what can the "qualified realtor" do that I cannot learn to do...

  I appreciate the the typed response. That said I was hoping for some answers to my questions. I am a student of life not a sheep in a flock. I do not mind losing the deal as long as I give it a try based upon some true guidance by those (more than one) that have experienced and are willing to share. "Nothing ventured nothing gained".

 Thank you for your sugggestion. I do know the lender and all the lien holders and amounts. I believe you suggest I ask that they (mortgage co) "sell" me the note not "see" it? Is that correct?

Can you define what an "experienced" short sale agent is and there qualifications. Why can't I do what they do? What would they do in this scenario that I cannot learn to do?
