Interesting... I have some rentals in all of the so called a, b and c markets I guess... never really classified them that way. I just look at the numbers and that is all and try to achieve the greatest return with the least aggravation/costs. To be honest your A's offer me the greatest frustration while my B and C's just keep filling up the bank account... Now that I think about it my A's are your C's I think..... Funny how we all view REI

Had a "Sears Craftsman" built in Monmouth county NJ. Like you kept most of the original design but the xtra work and cost for the I beam was well worth it.... No matter the era of the home "Open" is the preferred interior look in my state.

No worries,

If there are any issues they should be found during Title search and often can be easily corrected. It is usually used when family members  are added or deleted from deeds in consideration of a $1.00 per se. 

@Account Closed We agree with you to a point..

  We are from NJ and normally $1000 for earnest money works on most banked owns etc. That said we also put in the offer once the deal is accepted we will provide additional funds up to 3-10 % of purchase with-in 3-5 days and provide a letter of proof of those funds for that money (with out taking it out of the bank) from my bank and send it with the original offer to show the selling institution we are a serious buyer. 

We have been doing this for about a year and a half now and we have been cutting our competition off at the knees....

With all the resources on BP combined with the great wisdom's of many very experienced REI's here that "preach" and "do" very sound analytical investing if you over buy or under sell........ shame on you

There is a new REI group meeting right in Monmouth county NJ. They had there first meeting this month and have one planned for August. The group seems to be very pro-active with no soliciting or sales and already relationships and partnerships have formed. They meet at Brookdale community college in Lincroft/Middletown. I suggest you contact MarkS. from Belmar NJ as he can provide you with all the details for the next meet up.

I have been to other REI meet ups both up North and down South which are good but I have found there is heavy solicitation of services and goods sold/offered at these events. So just be fore warned.

I have planned to take up to a week off during one of the first 3 weeks of DEC 2014 and another week in FEB/MARCH 2015.  I am never not busy but these are times my sig. other has lulls in their professional career. We want to take make these working vacations in the USA where there might be some real estate investing related events happening so we may grow in wisdom as well as enjoy the sites and meet great people of this awesome country known as the United States of America along the way.

So please Josh/Brandon if you are planning a BP summit in the near future fill us in. If any other BPers have any suggestions please share.  (Sorry please no events that are just promotional ughhh)

Lastly, If anyone knows of any events that are happening in 2015 (THAT ARE MUST ATTENDS) that are not in the time frames above that again are related to REI please let me know as well. Our goal is to take 10 additional long week-end/3-4 day trips around the USA to experience REI from another REI's prospective. Heck we would absolutely luv meeting other BPers and share stories over breakfast, lunch or dinner at your favorite eateries as well along the way.

PS.  Adult children are half way out of the nest (new careers/university students) so it is time my sig other and I can grow and explore the land outside our bubble as 2 lonely adults.  :-)

K Thanks... Signed a 1 year lease that has an out clause every thirty days....... I am in process of notifying NJ state dept of consumer affairs of change for my HIC licenses (Home improvement contractors) and Tax man for my registered agent location.
