. thanks for the reply. I have done exactly what you said and they are a wash the comps are almost identical. That is why I am looking for opinions as to what your borrowers would prefer. I am leaning for garage as there is plenty of bedrooms and baths for the area's demographics. I am thinking a lot of Jerseyans want garages to park their "ever so precious cars" due to weather and such. But then again I could be swayed if there is a good enough reason.

Hello all you NJ BPers. I have a property that I can either add a lg. oversized 1 car attached garage 16wx32l or I can at the same price finish the basement in this already 4 br 2 full bath cape style home that already has a small family room addition. The basement reno would include another bath (making it a full 3 bath), family room and bed-room (making it a 5br) with an egress window. In checking my area it appears that the resale price of the home with either reno would be about the same. If that is true which reno would attract the most buyers for a quicker sale in your opinion and why.(again remember we are in Jersey) Thanks...

I have talked to so many contractor friends about this today.

Since you have eliminated most other suggestions we will go with an electrical issue. Since that is now the prevailing guess I reached out to 3 electricians. Got anything from a faulty surge protector at the box to a poor connection at main feeder cables an they are arching inside the box to "A short with surge somewhere at the box location".

If we do not get an answer soon Ind IN. is only twelve hours away and I have driven greater distances for a lot less "need to knows"!

Dying to get to the bottom of this...

When you say hearing it by the power lines do you mean behind the brick by the meter and boxes as shown in pic on outside or from the power lines coming to the home from the pole or at the boxes and meters themselves?

Is there a way a device that is "dying" could be in the attic or gutter. We had a gutter cleaning company employee loose his phone in a gutter he was cleaning at our home and I could not figure out the beeping until I set ladder up and found his phone in a gutter cleaned by him... Nice thing was the gutters were cleaned so I gave him his phone back.. :-)

@Jason Farmer I agree with Jason. Homepath does work in PA for investing. I have very close investor friends that have used the 10% down program for investors and it worked like a charm. FTR they (Home Path originators) see thru the home ownership 5% down fake occupied/investors out there. Sure a little more paperwork but if you are going to be any good at REI you might as well get used to paperwork if you are going to survive. Just as in any lending situation the lender (in this case bank that offers the homepath loan product) plays a role. Qualified educated buyer + Good bank + Good loan officer + Good loan processors = SUCCESS.

@Cory Schwalbe Go onto Homepath website. Find a list of lenders that offer the loan in your state and call them all. Find the loan officer in the bank that handles the Home Path loans. (It is a special breed). Be prepared. Be educated! Read as much as you can about the program(s) first before calling. I have had great conversations with these officers because I understand their language. They are also used to "BS" from unqualified scammers and they can see through "fakeness" in a minute. Be honest with them. Tell them you are either an investor or a owner to which will occupy the property. If you switch in the middle of the conversation you will go in the garbage can. If you are looking to live in the property for a period of time then sell after hoping ("GAMBLING") for appreciation admit that to yourself. Check out there "rules" on how long you must hold a property before you can sell it and the reasons which may allow you to sell early without penalty.
