I wanted to see who out there has purchased or who is interested in Commercial Real estate deals, mainly raw land zoned commercial.  I have been coming across a few deals and would like to survey those who are serious about commercial investing, through-out Austin, Texas and the surrounding areas.  Thanks in advance for your response.

I have never assigned a contract to anyone besides a cash buyer. Has anyone assigned a contract to someone who had an fha loan or conventional. I guess if they can pay the assignment fee and the property appraises out it won't matter.  Anyway just curious about anyone's experience with an assignment of that sort.

That's awesome does that 500 per month include taxes insurance, also is there any fees monthly for the land.  Someone mentioned to me the potential in seller financing for mobile homes, but im curious about those other expenses.

Luke,

I don't think the mls has the ability to create a search query like that. I use the standard technique of looking at the solds finding the cash buyers and dig for their contact info.  You can search by cash purchases. That may help you weed through the solds in your area.
