Welcome to the world of investing I have one piece of advice. There is no magic tricks to this I use to spend hours of reading and following marketing gurus trying to see where I wanted to invest my money. 

Whether you make calls,  put out doorhangers, bandit sign etc. ..Ive learned that the key is persistence, and consistency and track your results to enhance them. With this approach you should yield some fruit.

Thanks for the feedback.  When I say walls it's actually to maximize the space these are little home no more than 800 sqft, however when done right they can sell for high 200s, 300s. 

A very retro home with digital features that cater to the millennial generation is what will sell fast here on the east side of Austin where most of the gentrification is taking place.

As an investor I wont pretend to be an expert in everything, like for example if I need to install some new fixtures I can get my ladder or step stool and knock that out with no problem, but if I need to rewire a circuit breaker or get an old house up to code I will call an electrician.  Now I have some projects and I know what I want it to look like but I need an expert that will show me how to knock down the right walls and use the right cabinets etc.. so I'm curious to know if anyone knows of a good architect in Austin that specializes in modern remodels.

Everything is dependant on what your time frame is and your overall goals.  I have a Duplex in area 7 ( near zilker Park and after doing my research I found some very interesting numbers.

A duplex is on sell at around 560k, now this area has seen increases in sales prices of over 24.3% from Jun'14' to Jun '15' and is predicted to increase over 20 percent again from now til summer.  So although you may not be able completely house hack you will see substantial growth as long as the city continues to see the growth that it has. This leaves you some equity to play with for your next purchase in the near future.

I have a duplex in a B neighbor in Austin, Texas

Each side is renting to 2 long standing residents for way under market value.

the market dictates that a unit that size in its current condition rents for 1600.00-1700.00

There have been 2 duplexes that have sold in that area for 650k-700k rehabbed.

We have it listed 560K here are some pictures

what price would make this property a better deal so I can get it sold.

Thanks for the feedback guys,

It seems that the best way to use the equity is to wrap this mortgage and think short term on the refinancing.  Out of all the people that I know with subject 2 properties, I rarely hear about the loan being called especially if it's performing, but it can happen.  If it was free and clear than the options would be different.
