BP,

I have noticed since I have been talking to more and more people I encounter about Real estate I seem to try to make a deal out of there situations. I guess the thing is that I haven't talked to these people in depth to find out what they really need concerning property issues.

Just in the past week I have an associate whose step dad has inherited a home through probate and the partners (siblings) all want him to hurry up and sale so they can get their cut but the house has issue.

Another person has a job in California that allows her to work remotely she has not been able to sell her house in Texas (1 yr on the market) so she moved back kicked out the tenant has to fix her house up in which her and her husband want to sell on there own so they can move back to Cali.

I keep hearing these scenarios but haven't closed a deal here in Texas yet, I guess I need to find out what these people need and see how I can help them while helping myself.

What Im starting to learn is that a system will work only if you know the right people. Real estate is about meeting, courting and having the right people on your team. Lawyers, agents, accountants etc..

Has anyone tried Cameron Dunlap's iflip system, This is where you can use his transactional funding to buy properties and flip them, just curious if anyone had experiences they want to share.

interesting post, I was wondering what techniques you use to make deals and aquire your REO's do you just make bids once they hit the MLS, or do you work with an REO banker. Just interested in your process if you are willing to share.

My area of focus is wholesaling right now, I am actively birddogging, while recruiting birddogs in the central Texas. Right now I have 30 birddogs signed up for my program but I havent had the luxury of having any of them produce any activity. I have funding available to secure properties but I am looking for a quick exit in the form of selling to investors who can close with cash.....By the way Joshua my pic will becoming soon.

Hey BP,
This is a great forum and I am excited about being a member. I am from the midwest where I own properties but I am interesting in networking with other Austin investors to learn more about Central Texas. I also want to build my buyers list, right now my focus is on investing in REO's so I would love to meet some listing agents that deal with these frequently.
