Hello BP, 

Every year I get someone referred to me that has a deceased family member that has left them a home and they want to sell it to me or do a warranty deed for a really good price.  Now I can check liens etc... but every attorney tells me that I may not be able to resell this property because the initial paper work from the deceased was not done correctly or this information is not recorded, blah.. blah blah.  In short each attorney is more negative giving reason why I cant do the deal vs how I can pull the deal off.  I'm a Texan now so I don't follow much of the legalities in the Chicagoland area anymore when it comes to real estate titles etc....

I'd like to hear if anyone has an attorney that is creative or a problem solver/optimistic as oppose to a pessimistic that give me all the worst that can happen.  I understand the risk involved with transaction but what can we do to mitigate risk in these very unique situations that I encounter.

Don't get me wrong folks this is not my technique, but I know some sellers that are taking these deals. I think people get locked into these contracts then the investors come back with changes from the initial agreement, and then they get less money then originally agreed. 

I've seen listings next to mine accept something like this but haven't been able to see the contract or follow up with the seller.

I'm really curious on how these deals are structured.

Hello Bp,

I have been hearing that some listing get offers from investors that goes something like this.

They will give the seller a portion of their money to move then they will rehab the home and promise to pay them over market value once the development or rehab is done and the property is sold. 

Has any one done this type of equity partnership with a seller or has any realtors advised their clients to take such deal. Inquiring minds want to know

Hello BP,

Its been some time since I've been here and I would like to get reacquainted with the investors here. I have mentored people in different walks and in different cities, now I have bird dogs that are sending things from all over.  I would like to know if there are any investors that are serious investors in Macon Georgia, in the 31216 area code.  Let me know he is bringing me some very good deals.

Thought you mentioned that if we Perfected the instrument it would be a legal deduction I have everything clean it has just not been recorded, but the warranty deed has been notorized. I wonder if the time of execution of the recorded deed would matter.

Your right I definitely can't be giving legal advice but I'd like to be versed in it somewhat to give them an idea of what they are facing.
