Closing Attorney With Creative Ideas

Hello BP, 

Every year I get someone referred to me that has a deceased family member that has left them a home and they want to sell it to me or do a warranty deed for a really good price.  Now I can check liens etc... but every attorney tells me that I may not be able to resell this property because the initial paper work from the deceased was not done correctly or this information is not recorded, blah.. blah blah.  In short each attorney is more negative giving reason why I cant do the deal vs how I can pull the deal off.  I'm a Texan now so I don't follow much of the legalities in the Chicagoland area anymore when it comes to real estate titles etc....

I'd like to hear if anyone has an attorney that is creative or a problem solver/optimistic as oppose to a pessimistic that give me all the worst that can happen.  I understand the risk involved with transaction but what can we do to mitigate risk in these very unique situations that I encounter.
