@Brian Gibbons what is SPOA?

Also, when you say "get on title" are you doing this via a quit claim deed or warranty deed?

Why do a JV with the seller? Could the strategy just be: sub2, rehab prop, do a wrap and then owner finance via lease option to a buyer?

Just trying to understand the process...

@Account Closed, your due diligence clock starts ticking from your binding agreement date. Once you have a binding agreement, you take the executed agreement to your closing attorney or escrow company ( GA uses a closing attorney). Once you have your buyer sign the assignment agreement, send to your closing attorney....as soon as possible. 

Hopefully you can negotiate with the seller for a longer due diligence period (allowing for time to find a buyer if you don't have one lined up) and also state in your agreement that earnest money will be due at the end of the due diligence period.

@Daryl Williams, I wouldn't be concerned about what "everybody" on here says about it being wrong. 😉 Every state and broker(age) is different.  You've talked talked to YOUR broker and it sounds like he pretty much gave you the green light to move forward. Just make sure do as he said and DISCLOSE!  ðŸ˜Š. Now, GO. MAKE. THAT. MONEY! 😎
