Hello All,

I've decided I want to add wholesaling to my business and have a question regarding timelines.  

Once you contact a seller and successfully pen a contract, what timeline(s) do you typically use in your contract to ensure you have enough time to secure a buyer?  Ideally, the buyer should be on speed dial, but what if something goes left? What's your rule of thumb?  What extra steps do you take to keep the deal alive?  How do you avoid being the last one holding the "hot potato"?
