I agree with @Edward Hamill!  We have some land and are contemplating the modular home route. The "challenge" is that the land is raw and will need to be developed. 😩🤔

@Upen Patel, the fully approved loan you mention, is this granted through a traditional bank? Is there a special name for the product or would he just say "I want to get approved for a loan (not pre-approved)"?  Is this different from a line of credit from a bank?

I'm with @Fred Heller.  The seller is not motivated and you'd be wasting time.  If the listing doesn't sell, the seller looks at you as incompetent and perhaps run your name in the mud...even though you explained the price is too high, etc. All those talks are somehow forgotten. 🤔

@Eric H., I would, however, keep in touch and nurture the relationship. 😉

@Jacqueline Carrington, for clarification, my above comment pertains to my retail buyers. In that regard, during showings, I only provide a copy of the "client listing report".  At each showing, I have them make notes about the property and then rate it on a scale of 1 to 10 (10 the highest). I do this because, homes sometimes become a blur and at the end of the day, it helps them narrow the choices down. 😉

For my comps, I pull active, pending and sold. When considering what to offer, I look at the sold.
