This is interesting...@Marwin Balibrea, once you talk to the broker with the hybrid business, please share how he does it.  I'd like to know how he makes it work.

On another note, if you focus your marketing campaign on flip prospects and any leads that do not meet your criteria, you could just refer to another agent and collect a referral fee from them.   That way you still make money from the deal without creating confusion and or distrust with the seller.

@Juliana Cortes, what type of contingencies you have in your contract?  Did the payoff information come outside the due diligence period?

With respect to finding an "investor-friendly" firm, I've found that several firms make that claim, but when it comes down to it, a lot of the brokers do not understand or are not comfortable with some of the "unconventional" ( i.e. I Buy Houses", etc) messaging in your marketing materials for wholesaling/assigning contracts. I've found that a lot of the brokers want to keep you in a box of the traditional real estate transactions. 

When most brokers say "we are investor friendly" they usually mean they don't mind you working with investors and you buying deals for yourself via the traditional route. 😳 So, if you find a true "investor friendly" firm, let me know. I'll be following this thread. πŸ˜‰
