Post: Coil top stove OR Glass Top Stove?

agree - coil. we have a few units where the previous owner put in glass top and all of them scratched up.

I texted both tenants to let them know I was sending the SD back in both their names to the last address given to me, and turns out they reconciled. So that was easy! 

Had a young couple with a child split up. Girl moved out first ( he was stealing a part of the rent money - nice guy - haha ) and then he moved out a month later. We were happy this happened as we were not going to renew the lease anyways, which was up in another month.

So, after deductions for damages, there is some SD to be returned. I know the check is supposed to be made out to both tenants, but they live in separate homes now. Who do I send the check to? Can I split the amounts and send each a check? What if the original SD was paid by the girl with a check in her name only?

Any help appreciated.

I do not have any experience with WASH, however, both of our properties have laundry rooms and we can go up to two months before having to empty the change. I guess it depends on how many people are using them. 

We have not had any repairs recently either. The commercial washers/dryer seem to last a good while. 

We make a good chunk of change on the laundry too. :-) 

For us, it's worth it.

I tried your suggestion of using the blue toilet bowl cleaners and so far so good! I placed them in the toilet and told them to call me when they blue water on the floor. I checked back on them the next day and sure enough, no blue water. Been a few days and no calls either.

Marcia - I have actually thought about doing just that. Maybe a higher toilet will help reduce his chances of missing.

Chris - That is a brilliant idea!!! I am going to try this. If it's urine as suspected, I will offer to get them an ADA toilet.

I have two inherited, elderly tenants who complained that their toilet was leaking around the bottom of it. I went to investigate and found that the area around the base of toilet, in the front, was very dirty with what appeared to be old urine. It smelled like it too. In good faith, I cleaned everything up, and replaced the wax seal. 

Fast forward a month later. They are again claiming the toilet is leaking around the bottom. My inspection shows the same conditions. The wax seal seems good. The bowl doesn't move around. They truly believe something is wrong with the toilet. They think the discolored accumulation around the base is rust water. 

Again, I cleaned everything up, flushed the toilet serval times, no water leaking from it.

How do I tell them what I think is happening: That likely, the older man ( with dementia ) is likely missing the mark, and getting his pee down the front of the bowl onto the floor?

I don't want to upset them, but I can't keep going over there every month to clean up.
