I just recently had a tenant demand that I ban the use of dryer sheets in the building because she doesn't 'do' dryer sheets because they cause cancer. (Its a community laundry room in a 10 unit building)

Same tenant wanted me to place a restriction on how long the other tenants doors was/were open to the hallway because she could smell their cleaning products and cooked meals. 

I have two buildings with 20 inherited tenants where the previous owners allowed cats. When we bought the place, we allowed for people to keep their pets ( cats in this case ) and from there, we simply do not allow pets. Never had an issue.

Thanks all for the feedback! I will wait to see what happens then; if the EX and new roommate work it out with her or not and go from there. 

@Deanna McCormick - I was thinking I would need some sort of 'sign off' on the lease but hadn't gotten that far yet. This is a first for me, so I don't have a roommate termination agreement. Guess I need to get one.

Had a young couple move-in to one of our apartments. She bailed after 3 months. Luckily, he was able to find a roommate. ( he went through our application process etc. and was passed all criteria)

I use a lease that states 'All tenants if more than one, are jointly and severally liable for the full amount of any payments due under this agreement'.

I am trying to figure out what to do about the SD. My gut tells me I should not refund her half the deposit back. I feel like the SD stays with the lease. Is that correct?

On another note, she asked me for her half, and I told her that she should contact her EX and new roommate and that I felt they would make things right with her. Which I think they will. I only want to get involved if I have too. IE: force the new tenant to pay half, then give her half back. 

What have you guys done in the past in this situation? I want to be fair to everyone involved.

@James DeRoest - The stove is much cheaper and less of a hassle than new carpeting that's for sure! Curious to see if it works for you.

I keep forgetting to update this post - the mystery smells was......the stove! Replaced the stove, smell is gone. Very frustrating because I did an extra good scrub on the stove. Took the over door off, took the smooth-top glass top off to clean under it. I guess something had worked its way deep in and just stunk. Thankful we finally found it.

@James DeRoest - we thought for sure it was the carpet too. I hope in your case it is :-)
but you're right about the smell just hanging there, that is how it is in my unit. So weird. 

I can't make it back over there till Thursday now. So we replace the stove and see what I can find up the exhaust line.

@Account Closed - I am going to look at the exhaust. But i thought a dead animal smell would go away before a years time? The foundation is slab - concrete.
