I smoked on and off for 5 years. That was a long time ago. It took about a year to regain my smeller. It finally occurred to me how badly I stunk! That's probably why only stinky other smokers would hang around me.

Tickler system, 70% of my business has come after my first contact. You've got to have a great tickler system automated!

What is the value of a home days before a foreclosure? Not retail!

Oh, if I had a dime for every house where someone waited for all their equity before a foreclosure, then lost it all for their perceived value.

When you see a lead that tells seems motivated. You need to get out to their home. If you try to negotiate over the phone, you'll lose them.

When you're beginning, even if it is a bad lead, I recommend talking to as many people as you can. Note the objections you get. Then post here so people can help you overcome them.

I'm very picky now when I'm going to go see a property, but if the deal looks good. Here's what I say on the phone..
"According the information you submitted, I can get you exactly what you need. When can I come by to see the property."

I'm a get ready, fire, aim kind of guy, but I wouldn't recommend anyone starting out with out some type of business structure. A LLC takes about 7 minutes to create with the call to the IRS for your tax ID.

It is not easy in Colorado to find out the beneficiary of a trust. My trusts are in my file cabinet.

The idea of a trust is to appear broke. On public record, there is a no trace of my name as owning property.

A single member LLC is also simple for tax purposes as it flows through to your personal taxes.

Think of this like a sandwich lease option with out the lease. The big issue will be whether you'll be able to secure your option.

I love when people send stuff back or call. They save me money on future mailings. I finally found software that will eliminate these people from future lists whoosh. Oh boy people get REALLY mad when they get another letter after calling.

My favorites are the phone calls. I've had more than a couple drunk calls... man those are good ones. Normally off of signs.

I try to be EXTRA nice and sweet. It's those times... let them win.
