People like it because you can Post your properties then create HTML to post on craigslist.

Rentmanager - it expands with your needs. Support is great. I've used both web and desktop versions.

I recommend David Tilney's system. It is a bit out there, you'll scratch your head at first. Everything in it has been written for a purpose for creating win win situations with the most flexibility.

You most likely aren't going to get Bill Bronchick himself. His experience is sifted down to lower paid coaches. I once asked one of his coaches a REI question about options... Said never to do them in this type of market. Wrong answer for me. Control with low risk seems to be a pretty good way to do business when everything tightens up.

I just found out a guru here uses craiglist to find coaches. Most gurus are great information marketing people, building dreams. Its frustrating, but finding someone who does what you want to do can be found. Be of use for them and most people will hold your hand.

I suggest reading Robert Cialdini's book Influence. The reason gurus use these statements are because they work.

The gurus aren't all bad... seems they probably pay for this website with their pay per click advertising.

My contract to sell the LLC states that its only asset is a "contract to buy abc property". That way you are selling the LLC as the assignment fee only. Not having a property in it when you own it.

Good luck with finding a great property management company. Remember they work for tips 10%. What are you having difficulty with?

For the future - I'd look for someone that understands master leasing and will be more in line with your outcomes.

Instead of JMO - I'd like to say STC (Something To Consider) A lot of new people into REI are considering making a whole lot of money. With money comes lot's of personal people issues... one can be what are you trying to feed with money. Their greedy side? If one considers your response that you must be thick skinned and its necessary to have "ego" then will that influence others that you can't buy and sell houses without feeding and growing ego?

In my experience depositing big checks, I've built and understand the "ego" that developed in myself. I don't know if its the same as yours, but for me, it turned me into something that was feeding the wrong parts of me.

I see the people on here that are posting those vanilla posts. They seem to be excluded from further dialogue, because the other comments are more exciting. I'm not saying one is wrong and one is right, but to consider why we need the "drama" might help us understand what we're feeding within ourselves.

Your absolutely correct, it is my choice. I felt compelled to create this vanilla post before I made a decision to find another forum. My feelings are there are going to be a lot of others like myself that won't want to partake in an increasingly negative environment.

I watched another board I was a member of turn completely negative. It drove long time members away. In fact, it got so bad they wiped it and started over, of course without a few clever folks who were asked not to come back. That site still hasn't recovered.

This site has begun to shift, and I find myself leaving quickly.
