For added protection, I put all my properties into land trusts with the beneficial interest as an LLC.

There's probably a post about the benefits of land trusts, however, I see people deeding their properties into LLC. Yikes...

When people call to list their home, don't list it. Get an option against it, then sell it on the MLS as a optionee. You'll get bigger pay days and you'll be an investor.

American Express has been by far the best for me. When my LLC was months old, I was able to get a $11k credit card for it. I thought they were just making them personal accounts with my name on them. However, I've now nearly $50k limits in business credit cards with Amex and none show on my personal credit.

I've since opened a line of credit with Wells Fargo. That was much more of a pain.

Friends of mine have had luck with smaller banks... it takes time but some of the transactions they've been able to pull off some assumes. ie. I had a friend get unsecured funds for the complete amount of a $200k home while it was deedless as the foreclosure process finished up. I couldn't imagine being able to do that at a Wells Fargo.

I've got a masters degree in education. It took this post to remind me of that fact. I think if I looked at my education as my backup I wouldn't have moved forward nearly as fast as I have. I'm unemployable!

Don't get me wrong... College was a blast, I'd do it again just for the experience.

I see people with back up plans go back to work more often than people without. It is pretty transparent to me why they don't succeed, they are always constantly putting their energy into their back up plan.

I'm not saying that you shouldn't stay in school, I'm saying make sure you cultivate 100% confidence in the fact that you WILL succeed.

I've made decisions against what my gut was telling me... that resulted in...

-watched $25k I took back on a property that I sold, go through foreclosure.

-bought a property that I should have wholesaled, still don't know how that one will turn out.

You never fail when you learn and continue...

The redx is awesome. You have to have MLS access. It will go out... find your search criteria for expired listings... Do the reverse look up for the address, then you export it as a .csv file. I import into my marketing software, bam done.

Expireds rock....

My wife and I went through this together. We've never been so focused and on the same path. Pay for the VIP, it was worth it.
