If it were me and you like the tenants I would just check the property to make sure they are taking care of it properly and that they are current on payments. If they are doing those two things and willing to pay market rent why rock the boat? If they moved out you would most like to occur some kind of expense to get the same tenant you already had.

I think it depends on your financial situation on whether or not a single family or multifamily will be the best for you. Multifamily could be more expensive with having more to take care of, but that really depends on the condition of the property.

As far as seller finance goes it is definitely out there. I own several owner finaced properties and I think the most important part is for you to show the seller confidence that you can make the payments and keep the property in a great condition until it is paid in full. Congratulations on deciding to get into REI.

Property Management - Buildium

Software for comping - I use Privy, Batch Leads, and Zillow

Maintenance - I don't use one particular maintenance company, but I have a lot of contractor resources. I will gladly refer you to handypersons, electricians, plumbers, roofers, locksmiths, or whatever else you need. I also wholesale full-time and come across a lot of off-market properties.

The best auctions I have found that attract many investors are the property tax auctions. I have met some of my best buyers there. Pulaski County will be the biggest and give you the most opportunity to network. You can go to https://www.cosl.org/ to find the schedule for every county in the state.

I am also a cash buyer, and I own about 15 single-family rentals, a 6-unit and a triplex, and two mobile home parks in central Arkansas. I am always looking for value add deals. Feel free to reach out to me anytime If I can help you. I also am the admin for the Arkansas Off-Market Facebook group with almost 11k investors. That is another excellent place to network.

I highly recommend Matt Thorpe with Central Bank and J.R. Morris with Arkansas Federal Credit Union. Both are great to work with. I have used them both several times. If you need any other type of resources in our market you can reach out to me on my cell anytime.

@Steven Westlake it seems like they are just trying to get you committed. I would hit them with there best and final and see what happens. If they want they’ll buy it later.
