I noticed in this market it has more renters than homeowners. The percentage was 55/45 in favor of renters. It seems like a good deal and looks like the numbers will work. It is a package of 4 with 3 currently rented. 2 of the 3 are with long term tenants. If the numbers work does it make sense to do this deal? The decrease in population isn’t drastic, but it has been on the decrease gradually over the past 10 years. 10 years ago it’s was at a population of about 8,000 and now about 5600.

My partner and I closed on our first of soon to be many rental properties today! The lead came from that cheesy We Buy Houses magnetic sign on the side of my car. The ironic thing about the cheesy magnetic sign is that it also got me my first wholesale deal. What has produced leads for you that a lot of other people won't consider using? My magnetic car sign may be cheesy, but it works. 

Has anyone purchased the Rent Like A Pro mentor program on how to be a more profitable landlord? What system and software do they recommend or is there one that comes highly recommended.

John, 

I am not sure how accurate the estimate is because we hadn't discussed a lot of the details. There are some new built duplexes that are vinyl siding concrete finished floors and 2 bed room 2 baths that are not high end duplexes. However they are nice and would fit the blue collar work force fine I believe. These had basic appliances not stainless steel.

I was quoted $85/ square foot here in Arkansas. I only asked one builder. That is great information it looks like I might need to keep looking to get the cost down.
