I’ve been using Cash App with success, but wasn’t sure what you would recommend as the best App with the lowest fees fir taking rent payments.

I noticed more and more investors moving in to our area in specifically Little Rock. Just curious what are the advantages of investing locally instead of areas like mine in Little Rock where you can get a lot of cash flow for a lot leas money?

@Jim Goebel I know a land lord who gave one away. What if you advertised for free on marketplace or other third party sources? Maybe quit claim it and do a bill of sale out lining you have no future obligation. Might be worth a try. It’s crazy what people will take fir free.

@Avi Garg they bought the house fir about $70,000 and put $40,000 in repairs. They had about $110,000 all in and made a little over $40,000 worth of profit.

I sold a wholesale deal to one of my investors let’s call her Ida (haha because that’s her name) a deal in North Little Rock off of JFK a few months back. I always do a follow up call to see how it went and what worked for them and what didn’t. It’s also a great way to continue to learn.

I was pleased to find out that it went great overall. She said that she fired her first GC because of delays, but after that it went smooth and she got a offer at full price 7 days after listing.

What’s funny is several other investors looked before her and thought the price was too high and that it wasn’t a deal. It was a win for all parties involved and I am pumped she did so well.

It just goes to show you how a positive mindset and the willingness to take some risk can make you a lot of money in this business.

What are the items that you have had in your lease agreement that saved you in someway?

What did you not have in there that was a mistake because you should have covered something that you didn’t?

What has help you make additional income?

What would you do differently in your next agreement?

What app or service do you use to make your life as a landlord and property manager easier.

I will close on my first 3 rentals next month and I want to get it right from the beginning.
