Central Arkansas is a great place to buy long term properties. It's not hard to find properties that will cash flow here. It is more difficult to find in the very best areas of Little Rock and North Little Rock but it can be done. 

I own several that cash flow and have help many others find off market properties that are great cash flowing assets for them as well. Feel free to reach out if I can help in any way. 

I am part of the Subto Community by Pace Morby. It is an awesome community with members from all over the country. He is all over social media if you want to check him out. I would highly recommend his community and have used what I have learned to buy several subto properties and creative deals. I hope this helps.

Little Rock is an awesome area to invest. I personally have several rental properties in the area and have not regretted buying in the area. I have used a couple of different property management companies, inspectors, and contractors if you need any recommendations. I can let you how I get my off-market deals as well. I hope you find the property and location you are looking for.

Sorry to hear that you are having difficulties with this property. I buy in that area, so if you want to reach out to me, I am sure we could work something out that would be a win for both of us. I have been using Buildium, and it has been working great for me. 

Arkansas Federal Credit Union and Central Bank have both been great for me. 

Shelly sorry that your deal isn't closing in an timely manner. There are a few title companies in the Little Rock area that aren't assignment friendly. There are also are more title agents than you would think that just are not familiar with assignments so it causes delays or sometimes even a hard no against assignments. If you let me know which title company you are dealing with I’ll be glad to try and give you a contact that can help. 

Patrick Bass is who I use as an inspector. He has become we'll known as the go-to inspector for real estate investors in central Arkansas. He does a regular inspection  and also a real estate investor inspection which he can do at a discount.
