Welcome to BP @Kelly Elizabeth! You came to the right place for information and more free mentoring than you can comprehend. Listen to the pod casts, read as much as you want, about what ever you want to learn about. Trust me, it's here. The meetups around here are many, and most are full of tons of experience and good solid information. Make sure to do your own research, or find someone to help you with it getting started. BP really is one of the greatest finds I have ever come across.

Well, @Keith Linne summed it pretty well, a VA state license allows you practice in the business of real estate, statewide. As Keith stated, I too, would use my contacts when looking for properties outside of my MLS, such as in Richmond, Va Beach, or below.

The search ability for properties presently on the market, depending on locality, is becoming more and more public. We, as licensed agents, retain easy access to more of the historical data, however I can grant anyone access, through my portal, to all property currently listed in our MLS system, which covers the northern section of the state. Just simply ask me, and with a couple of simple pieces of information, I can set that up for just about anyone.

I can not speak for the other states, but the costs of obtain a licensing in VA is minimal and a little misleading. The larger, reoccurring costs are associated with maintaining a license, insurance and affiliation with an association and MLS service that provides you access to the information.

Best of luck. Feel free to reach out to me anytime.

Welcome to BP! It sounds like you have a pretty solid base to formulate your plan with. I am currently filtering through hundreds of properties in the Loudoun and Fauquier area, for an investor, looking for possible farm land to "sharecrop" out to local farmers. I would love to hear more about you plans as you start to solidify the steps you're taking. Reach out anytime.

Welcome to BP! You mention that you are out driving around a lot and see opportunities. If this is a problem, you have a unique case. Many of us spend our days searching for those opportunities. At least here in northern VA. Go to some local meetups, get to know who is serious in your area. Then you'll know who to call the next time an opportunity presents itself. Best of luck.

@Alex D. Sounds like you have received some great advice. You just moved to northern VA from HI? That's exciting! You are looking to invest outside of VA? Or in NoVA? I am currently pursuing a couple of houses out of state as well. I am constantly farming locally as well, after all that is my job. Would love to meet up if you have time, and share our goals and ideas.

Scripts are always helpful. They keep the conversation going in the direction you intend. Keeps you focussed when the person on the other end might digress.
