I think you are on the right track. You wrote and mailed 50 letters! That is awesome, a great start. Keep it up. You got two calls, they didn't pan out. You want to be unattached to their situation/emotions. Don't get discouraged. And yes, you may want to find an agent you can hand off potential "retail" sellers to once you have exhausted all the avenues of obtaining an wholesale price.

Welcome! And congratulations on landing in this group. Everyone here is helpful, friendly and supportive. Well, most of them. The numbers you are trying to acheive are going to depend on how much you put down, how you structure your financing and the income produced by a given unit. Getting local, professional advice about rental real estate in your area is your first step. Each area will have its own set of numbers. Learn those.

Northern Va is a big area. Lots of different areas with little nuances, especially when it comes to investing. Would love to point your friend in the right direction. Send me some specifics on area and price range...If it is outside of my little "pond" I will be sure to put them in good hands.

@Anthony Reale One of those sales pitches is what motivated me into pursuing this area of real estate. Luckily, I didn't buy in like some of the others that were there. @Ken Connors, what used to be Virginia's short 2 page contract for land, is now the ever expanding 9 page monstrosity I assume you speak of. Our residential contract is 16 pages and growing. There may be hope, there are some great forms on BP. Under Tools, at the top of the page, look in FilePlace. I think you might find a couple of simplified documents that will work.
