Hello, As already said, you cannot deduct principal. You should look into getting an accountant with real estate in their background. This is only my opinion, but you may want to consider purchasing more assets instead of another liability. And example would be rentals over a more expensive personal home. This could eventually allow you to make the deductions I speculate you are trying to achieve.

Hello, Never use your age as a reason to not be taken seriously. I'm 20, disabled and planning to purchase my second unit later this fall or early 2017. You will be taken as serious as your actions. As for college: decide if it is best for your time (length until graduation), your finances (loans and other) and your interests. The third one you really need to pay attention to. If you dislike ALL aspects of Business then REI is not going to be for you. Regardless of what you choose: work hard and you will have a better chance of success, degree or not. Keep in mind a degree doesn't guarantee success.

Hello, At least in my area, that is how it is. I would change the lease; then if you feel the tenant is long term I would offer if you believe that is best. However, if you decided to not do so, I don't believe that's bad either.
