hello all,

I'm finally looking at buying my first property. I've ran the numbers using the BP calculator and they are solid. 15% cap rate and a 15% cash on cash return. My question is and I believe there is some debate about this, how do you feel about 30,000.00 houses? This house is fully rehabbed already also. It's in a good area and rents well imo.

Thoughts?
