Joe Papp your best option in this specific scenario,is to file for nonpayment in your local court house. Once they see the paperwork from the court they will know things are changing and your not going to be pushed around any more. That will get their attention real quick. You also don't want tenants that will affect your cash flow every month, So your best bet is to get rid of them. Have a wonderful morning

What is the amount in repairs ? If the amount exceeds the time and effort and attorney fees sue if you need to. I recommend to take heed and learn from this moment. Sometimes sueing might not be worth it and in this case you can take the loss and put the loss in the expense sheet for the house when you file the taxes for the year.

I think if you can handle the negative cash flow for a little it will out weigh the appreciate that you will receive. It is obvious you know the area and the area is up and coming. There is def a market coming and your about to Capitalize on the appreciate. Good luck !

Hello Scott Howell ! I highly highly recommend it. Having access to your local MLS is priceless. Instead of waiting for an agent to help you with comps or use Zillow ( which is less accurate in my opinion ) you will be able to get comps to help you in your evaluation of The property. Hello @Adrienne Wonzer I have no experience with Foreclsoures in Cook County but I do have experience with SFR in general. I recommend to do a title search prior to any bidding. Every state is different in regards to its Landlord/tenant. IN most state you would need a WRIT OF POSSESION to remove owners.
