Absolutely! Working with an agent is quite important. Why not have someone work for you if you don't want the license

Good Afternoon @Account Closed, 

There are multiple ways to calculate the ARV for a property. The best option is the MLS. Unfortunately, Zilow and the such are inaccurate. As an agent I have realized that from the feedback from my clients. If you are unable/don't want to get the license then team up with an agent and pay them to do the CMA. If you would like I can refer to you someone from my office that is great to work with.

Hello @Chris T.!!!! 

First  I would recommend to stick to one contractor and build your relationship with them as opposed to working with a new one every time. After two or three deals there is a solid relationship and therefore you will be able to get a constant price. The contractor will be more inclined to work with you because of the volume.  As far as over booking, Everyone is can take this differently. Make sure you mention that you are shopping around.

Daniel W plummer You might want to make sure that the title is cleared after the auction. In New Jersey, the title is cleared if the filing attorney states the judgements are cleared in the affidavit of consideration. In regards to your questions. Absolutely absolutely absolutely offer lower than the judgement I would offer max 25% of the judgement price. To legally approach the owner would to send a letter to him via the attorney. I highly advice against contacting him personally unless it is a method that would help after opening communication with them Dave

Kumar Appa That's great ! A two family home would be a fantastic fit. Why not create equity as well as have a residence. The tax benefits are endless.
