Tenant broke lease and destroyed home... Sue?
Our tenants of three months notified us on the day that rent was due that they would be moving out. It took them a week to get out. The house was remodeled right before they moved in and in just three months, they completely destroyed it. The cost of repair will far exceed the $2500 security deposit. Our first thought is to sue them in a small claims court. We are new to real estate investing and are not yet familiar with Texas law regarding situations like this. Is it worth pursuing?
