Hey Matthew,

Two things stood out to me in this post that IMO will always be relevant.

1. Go to the REI meetings. There is no other place where you will find this type of networking and information sharing .

2. Always verify the #'s for yourself. It doesn't matter if they come from a wholesaler or your own agent or even your mother.

This sounds suspicously like profiling.

I don't personally have rentals but do fix and flip and almost daily I am entering vacant / abandonded property. I prefer to be able to defend myself if need arises.If you want to steal my tools,appliances, or copper well, that's why I have insurance. If you intend to do me harm in the process well, that's why I have a license to carry a concealed weapon.

I'm with MikeOH. It's my American Express - I don't leave home without it,and I also like the .40 caliber round tho mine is a Taurus PT140 . It has a smaller frame and is easier to conceal under light-weight clothing IMO.

I say just mow it .

It's a waste of your time to try to deal with a municipal dept. head over. It will end up costing less even if you hire it out and also as P NW says, you are protecting your investment . The worst part about break-ins on abandon property is the vandalism/ copper theft that leaves you with a hole in your budget.

Gee, let me think . What's the quickest way to burn bridges and ruin my reputation?

I know, lets float bad checks out there for real estate deals!!!

Seriously, if you commit fraud and lie to the parties involved in the deal then you are part of the reason that RE investors are looked at as con men and scam artists. I'd rather be known as the guy who does what he says than the joker who can't close a deal when the stars don't align just right for me.

It really pains me that the guy is wearing a Cardinals shirt and might be from my neck of the woods.
OTOH at least he's out there standing up for what he believes in ...... not sure what that is though, maybe mullets

How about a glass block window with a vent opening in it? I've done this before in older houses. You still get the light and the vent opening eliminates the need to add a bath fan per code- at least around here.

btw- You're worried about inspections but are removing asbestos siding? You do realize this requires some permits and special disposal and special safety equip. etc.? Right???

If it sits close to the road I suppose one could mistake it for a public restroom during one of their evening strolls.

Hey Burt

To put it simply it just takes time to build relationships and trust in any business. The above advise is all good stuff. Keep up your end of the business, do what you say you will do, and be honest and ethical.
Also, my biggest hurdle sometimes - Be Patient.
