The victimology mindset of ( poor me...why me... they don't understand)is getting scary in how common it has become. For some reason these people can't see their role in what is happening, how they played a part .
I understand bad things happen to good people but this is far too widespread to use that excuse.
I am refering here to the way people seem to be percieving what is going on and what is factually happening Which is a bank enforcing a contract based on failure to perform. I,m sure someone can say that part better in legalese but either way they signed on board.

I don't know the precious metals market but it seems like there is a lot of hype about gold these days. Is it really still a good investment? I understand that gold has gone up and up over the years but as high as it is now is it still good to buy? There are so many ads on tv and radio and people talking about it that I wonder if it is real or not. There is just a LOT of buzz and that makes me wonder. The commercial says that "gold has never been worth zero", but it has been worth a lot less than it is now. Chris

Let me start by saying that I don't own any rental property.
However, I recognize where your thinking is going, because I've done it too. You are trying to fit the square peg in the round hole. You are telling yourself if I do this or don't do that then things will work like this. Right about now old Murphy's Law kicks in and all the what if go the other way. Now you hav the same deal without your built in cushion.
The formulas are tried and true They are used as a tool in educated decision making as opposed to emotional impulse.
Just my opinion but if a house doesn't fit my rehab formulas/criteria I don't buy it ...period.
Can I tweak some numbers to make it work sometimes? Sure, but WHEN not if I get blindsided by an unforseen expense it is going to hurt a lot worse if I don't have my cushion to cover my arse.

You should be able to cross check any parts quotes with the sears website. I'm no expert or pro , just throwing out my semi-educated guess.

It is probably an issue with the element ( heat producer), my guess would be a bad relay (fuse) You will most likely need a tech tho not a big expensive repair - if thats what it is.

I agree the entitlement mentality is disturbing.
Politicians like to give away freebies in the name of social justice in exchange for votes/power. This works because people continue to vote for those that keep throwing money at social issues because it sounds so righteous.
When do we reach the tipping point? Is it too late?
Each end of this scenario is just enabling the other. They are both selfishly getting what they want so neither is looking to the future or to end their symbiotic relationship. IMO it is going to take a serious bottom to change this mindset and we are not at a serious bottom yet.

It is going to take more than cash to fix the issues with this country but people have to WANT for things to be better and more importantly they must be willing to make the effort.

Faith without works is dead.

I would try the steam method , hold a steam iron close(do not touch to wood finish) then steam and scrape w/ plastic putty knife

I personally get a lot of peace of mind by hiring a licensed electrician who can pull permits for such work.
You are re-wiring the entire house where someone is going to live, possibly with children. Make damn sure it is done correctly.
My advise would be to research a bit deeper than an online forum where we cannot see the actual scope of work or no offense your workmanship. You at least need a professionals eyes on this to check your work.
