It is a duplex. The cash flow potential is very solid, but I'm worried about sharing common parts of the property.

I don't have much net worth at this point except for retirement funds. Is that something that can be touched in a lawsuit?

I'll for sure get the 1mil then. I'll also look into adding umbrella as we add more properties.

If anyone has experience with owning just one side of a duplex I'd love to hear about it. I'm curious how common items such as the roof, siding, etc are taking care of?

So my standard property insurance has 300k liability. For 55 more per year I can get up to 1m. Is this the way to go? At this point we have not done an LLC, and we are unable to get any sort of umbrella insurance I've been told because we don't have our auto coverage with this company. We are buying out of state so of course have no vehicles there.

So I'm a teacher. Social Science Education. One of the areas I'm allowed to teach in High School is Economics. I got to thinking that for my continuing ed credits that I need to periodically do it would be useful to be able to find some online or correspondence classes in Real Estate Investing. But I'd need it to be something I could do for academic credit. I just wondered if anyone is aware of a program they would recommend.

Get a plumber who can tell you who's at fault in each situation. My pm has this in place and decides from that who to bill in each instance.

I think the thing I liked the most was that even though I was already aware of most of the concepts in it, I was still able to glean more in just about every section that gave me a new perspective on it. He does a nice job blending short success stories of people with all the other information. I honestly didn't see anything I didn't like, although I've only read about 5 or 6 larger RE books at this point. If you have any that you really put at the top I'd love to hear them. Even if my library doesn't have them, wife says they will order them for me.

Your advice makes things easier for me I believe actually. The only concern I had from the other posters was the chance that someone could ever get access to the bulk of my funds.
