Kansas City is where we are investing. I'm curious about the PM fee. 9 percent is not 45 per month if rent is 900. Am I missing something there? If there was no HOA this would be a doable deal. Because there is 110 per month I would avoid this one honestly.

I'll be curious to hear more input on this as well. I think the concept of allowing a refi after 3-5 years would make a lot of lenders more comfortable.

I honestly don't see the value of going 9. No point to having to find another tenant at that point. Even at a below market rate having someone locked up for 18 months is better than having to find someone again I think. I'd listen to the PM and go 18.

I live near Madison. I can never see investing anywhere around where we live. Not only are the properties really high relative to the rent you will get, but the taxes are double at least what we pay for similiar priced properties where we invest in KC. If I were your age, interested in really doing RE, and open to moving anywhere, I'd do the research and find a totally new location.

I have an uncle who is 70 years old. He was visiting us last night and has interest in investing in our real estate ventures. He has quite a bit of money, but most all of it is still in his IRA since he hates to take out more than is required because he does not like getting hit with the taxes on it. Is it even a feasible idea to pursue him doing a self directed IRA as an investment in our properties? Either as down payments for multiple properties or to purchase the entire thing? He would be thrilled with the interest rates we would be happy to pay. But I was just wondering if this idea has any legs at all.

All services disconnected starting tomorrow except water, which costs 50 bucks to shut it off. I'll do it in a few days if nothing happens.

Great idea @Dawn Anastasi , I will be asking my PM to request that they backdate all the utilities.

My brother mentioned something to me I liked. When he moved into his apt, he was not given keys until he showed proof of utility change. It would seem to solve some issues likely.

So our PM moved in some tenants last Wednesday who said they would have utilities in their name by the end of the day. As of now that still hasn't happened. The tenants are not returning the PM's calls. I of course worry this has a chance to go downhill fast, but what should I do concerning the utilities. My PM said to call and take the utilities out of my name by tomorrow and have the services canceled at that point. Thoughts?
