Thanks everyone.

I'm on board with most that is here, but I had one question. On the first closing we are just completing we have had to several times give records of why this amount or that amount was moved around. We were able to do it fine, but it was just a small hassle. For you guys that move money from savings to your business checking and back and forth, do you see this as an obstacle? Currently we have our personal checking, an LLC online business we run has a business checking account, and a personal savings account. We have since added the RE business personal checking account, and now will consider doing a savings account for the RE business as well to not have so much sitting in the checking.

Welcome Nick. This site and all other information can be pretty addictive. My wife is happy when we can go to dinner and discuss something other than RE on occasion:)

I had read somewhere that there have been times when owners of properties who are doing seller financing claim to not have received payments that had been sent. I was wondering what risks are out there in buying a property and using the owner to finance it. What safeguards should be put in place to make sure your payments are accepted?

How many bank accounts do you have for your real estate investing? I am trying to decide if it is better to keep each place in a separate account or if that would be unwise?

The full title is Hold, How to find, buy, and rent houses for wealth. I've read a number of books so far and this was likely my favorite. Very down to earth and useful. Picked up my copy at the library.
