I may consider a MH if it comes with a big chunk of land  worth something , around here it's easier to get a loan on the others and they generally don't go down in value so quickly .

I have done two small homes under $10,000 doing it myself including roof, but didn't replace windows.

At times I may wait until a super deal comes up on materials.

For example:  I occasionally fish with someone who does carpet  at times customer changes their mind after install and doesn't like color or whatever generally I get it free or may give him a few bucks for it if I need it ,and pay him to install if he's not busy.

it's new and works fine for rental

Just a thought ,friend has a large kitchenette with patio door to a deck with two grills. It's real handy when entertaining.

We were up at the lake this weekend. I picked up a property right down the road two weeks ago.

It hadn't been mowed this year (wife said just have someone clean it up)

I had free help my brother and his wife were down ,so we went over picked up a few tree limbs. They were checking inside

While  I fired up the riding mower ,set high as it would go for first mow and had I wired the plastic guard open so it wouldn't clog up.

I mowed yard then lowered setting to mow again , just before dark hit gravel where drive way slopes and shattered the glass on both the doors on one side of truck.

They all had a nice laugh!   Wife said I saved a bundle on that one. Then I started laughing.

@Steven J.

I got the seven new cards in about a two month period

and for got to mention  I had paid off a loan from a credit union.

I was told at the credit union (I've been with over 20 years )that home, auto and student loans inquiries are seen differently than ones for credit cards

If you get a quantity that the risk level goes way up and lots of peeps end up bankrupt.

After  telling me this I was asked if I was interested in getting a limit increase on the cards we have with them.  LOL  that I was good with them and they would be happy to help me in anyway.

Good news is my lowest score is back to 748

I ran across almost 300 hundred acres I was thinking about and the credit union "who would be happy to help me "  only wants a arm and a leg down , and of course your first born!!!

It's woods and pasture , not houses.

If you have a bank tell them your problem

You can always get a loan from your bank or credit union secured by money you have already in the bank.  Ask them if they will  they report payments  some don't.

That way you have an  loan on record.  After a few months, who ever the get their credit cards from should issue you one unsecured.

Years ago we paid off everything and started using cash and hit the same problem

Loading up on credit cards was something an investor who went bankrupt recommended  to me. I should have known better.

But I have to say they did well in RE  for along time  and I thought I could learn a little from them.

A few months ago I put a little over 8k on a card ,the same person told me that if I had two or more cards from same bank it wouldn't hurt me they would average out both limits

Well that didn't pan out so well ,showed up as  40+% on one card

When I saw that,  I jpaid it off ,and  score went right back up

So now I need to learn ins and outs of the credit game before I dig a deeper hole to climb out of!   LOL
