My credit union wants to see 4 to 6 months and requires that money has been seasoned several months that was less than a month ago

Had a guy just like that stop last fall, my wife had him talked down to $4 or 5 hundred  don't recall exact numbers , for fun she wanted to see how low he would go  ,because he mentioned it was left from different job

@Ned Carey knows what he is talking about!

   Been to sales where 95% of the bidders didn't seem have a clue what the hell is going on. 

   I watched a big bidder at a sale last year who could have stayed home and grilled himself a steak over that wad of cash and had a better return.

       When I count up what gets to stay in my pocket at the end of the month under 30k works for me,

All mine are in small towns or rural.

     Millbrook  is a small town,I find cheap property's  all the time in areas like that.

   If you talk to enough people and look at enough places,you will come across something for less than 10k including repairs  . It may not be fancy but if you find the right folks to rent it it's a sweet deal 

   Or try to talk  an owner into a couple thousand down and $200 a month  or best deal you can arrange.Did one that rents for $650

I don't really count them as assets,wife considers them trash LOL 

 But they bring in more money than the nice ones.
