Selecting a tenant

We are currently marketing a property that has a great deal of interest. Would any landlords consider someone with poor credit who was willing to pay a full year's rent in advance (plus deposits), but doesn't quite meet the 3X's rent rule for income? We do have other candidates, but this may afford us an opportunity to purchase another property.
