I am going bursted in seeing what people like.  A lot of our STRs in the Tampa Florida are being turned into MTRs and this will be great information.  

That's awesome to hear!!!! I'm here in the Tampa Florida area too... Saint Pete to be exact. I've great success with STRs here. It is very competitive but if you utilize good resources and think smart you can do really well!!

I specialize on STRs in the Tampa FL area.  As you start you will want to take into consideration that many owners and hosts use more than just AirBNb to host their properties.  With the use of VRBO, Booking.com and direct bookings can all raise your chances of staying booked and being successful.   If you determine that the numbers look good, make sure to check other sites to see if the comparable property is on multiple sites that may add to the numbers.  

I do the same tropes of things in the Tampa Florida market.  It would be great to have something like that.  Maybe one the contributors on BP will see your message and start something like that.  

I'm here in the Tampa area. Where we can see a huge opportunity is in the flood damaged properties that are selling at fractions of the retail prices. Even with renovation costs and insurance costs the fix n flips are still making money.  They are releasing permits now on a regular basis and things are able to move forward like they should.  I'm happy to answer any questions about Tampa. With my STRs here in Tampa Florida.  I try and disclose problems.  With this one I would a paragraph that states " in case of any unforeseen circumstances due to the plumbing, we ask that you not flush wipes or pour grease down the drains "  that way you have stated that in the rules part of the listing.  If something does happen you can at least show AirBNB that you stated that there may be issues and the guests were made aware of a potential problem.  (We had a boat as an AirBNB and the plumbing would clog very easily and we had to state a similar statement and it got us out of refunds and bad reviews) hope that helps! 

I love Chicago.  I used to live in Louisville KY and now I am in Tampa Florida.  We used to travel up there 3-4 times a year.  Make sure that the brokerage is very engaging.  Also, join your local RE investing groups.  you can usually find them on FB or Meetup.  You can learn a lot about the investing.  The bigger brokerages usually focus more on Retail sales then teaching you the ins and outs of Real Estate investing.  Just a thought! It sound like you have your area under control.  That is some awesome info to share for all of us here in Florida markets.  i am in the Tampa area and specialize in STRs.  I feel confidant that your knowledge and expertise will bring you much success in your market.
