Do you have a primary yet?  20k will maybe cover a 5% down loan a 400k house.  Otherwise, you would need 10-25% down to use a investment loan.  Look into a vacation home loan as well if you own primary.  @River Sava may be able to help you as well for financing options.

Maybe also look for an accountant that is in the area to help you out.  I am in Florida and the small local banks are the best for handling these types of trusts.

I think you should rent and take the tax benefits from having a rental and then buy a new home in Austin. I am Florida and if we could have a mortgage at 4.75 I would keep it for sure. If you don't have restrictions you could try a STR or Mid term as well. For sure, keep it in my opinion.

WELL, first check local and city regulations. Make sure that you can use it as an STR/Airbnb/VRBO. Use the STR calculator here on BP to see if it a lucrative market or over saturated and too competitive to make it without using a bigger platform to host it. You can also look at furnished finders and see if Mid Term would be good and you can be consistent with prices and make sure you know how much it will cost to furnish and make sure the investment is worth it.

I work with all OOS investors.  I am in The Tampa Florida area.  Buying an investment here also gives you a reason to vacation here and use it as a tax deduction.  LOL...I'm not an accountant but I know it's why a lot of my investors but here from up north.

Hello!!!! I am in Pinellas County as well! I specialize in STRs. Pinellas County has one of the most restrictive STR rules in Florida. You can find rental restrictions on the Pinellas County Board of Realtors site... https://pinellasrealtor.org/short-term-rentals/...It also has Hillsborough and Pasco County. Hope that helps! 

My market in Tampa Florida is a great place right now for BRRRR. It just depends on how much of a reno you want to do. Time, money and effort.
