You can Host Finacial revenue tool to get an average of the income. I'm in the Tampa Florida area and it has been very accurate for me and my units.

Soooooo, I am the Tampa, Clearwater, Saint Pete and Indian Rocks beach area.  We have a high saturation of rentals that has caused the market to lose money.  Every where you turn there are STRs going up on the market fully furnished because they couldn't pay the mortgage and bills with the rental income.  If the didn't do that then they have converted to LTR or MTR rentals at a steady monthly income and have the tenants take over the utilities which offsets the loss of more income.

No matter where you are (I am in Florida) you can find a lender here on BP.  I reached out to few last year and they seemed very up to date with options and knew what they were talking about.

I used Great Florida Insurance Mike Lazanas in Clearwater Florida.  The did our property, business and personal insurance.

I would suggest to sell the condo and reinvest into a single family home.  The condo will limit the rental options to age restrictions.  Between the equity on the condo and the extra cash you have, you can purchase 2-3 homes.  Find a good Realtor on here and have them you sort out the best deals in your area.  Self managing should be easy, if not then that Realtor can probably help you with the rental side of it.  I am in the Tampa Florida area and we in dire need of more LTRs for incoming residents.  Rents are high and demand is high.  Hope that helps!

When looking for a Realtor, here is the best place to look.  You probably can find a good one through BP.  It will save you time and effort.  You will also know that they investor friendly and experienced with investment properties.  I am in the Tampa Florida area and I know that a lot of Realtors don't always work with investment properties.  You can also look up on top and look into the AGENTS tab to find one.

I am also in the Tampa Florida area.  I actually live Pinellas County.  I would love to connect and discuss RE opportunities here.  Also@Jed Butikofer as@Christian Chartier said, this area has great potential for investment. Owners are unloading their STRs due to over saturation in this market.  I would love to discuss further. AND you get to live near some of the best beaches in the country.
