As wholesalers we do not offer top dollar when giving an offer on a property . A mentor of mine says "you should be embarrassed of your low offer."  Realtors will want the max commission they can get therfore they typically do not work with wholesalers.  I have heard of asking certain realtors that you know work in an area where you have properties on contract and ask them to give you names of top investors they normally work with.  At that point they would make a small commission,  but they don't have to do much work. You've already presented them with a contract your selling or assigning.

So I would say "this contract"  is available for this much and list the numbers for the investor? Instead of saying this property?

I've seen many ads on the BP marketplace where wholesalers are marketing their properties they have under contract to find buyers.  Do you need a license to market your properties under contract?  Or does it really depend on the wording of the ad? I plan on listing my contracted properties on here as well as other places. I just don't want to do something illegal.

Hello BP family!

This is my first post. Thought I'd say hello and I'm glad to have found this amazing site. I have learned so much already. I am working on getting my legal Entities going and start my direct mail campaign for wholesaling.
