Wholesalers that market properties on BP marketplace

I've seen many ads on the BP marketplace where wholesalers are marketing their properties they have under contract to find buyers.  Do you need a license to market your properties under contract?  Or does it really depend on the wording of the ad? I plan on listing my contracted properties on here as well as other places. I just don't want to do something illegal.
